Why Approval of Proposed 18-Story Building May Not be Smooth as Silk - TAPinto.net

BAYONNE, NJ - Although tabled at the November 4 meeting of the Bayonne City Council, the proposed expansion of Silk Lofts may divide the city council when the project is introduced at the December meeting. Two members of the body have already expressed reservations about approving a project that would include an 18-story building in a neighborhood where the tallest buildings are six stories high.

Although located in the second ward, First Ward Councilman Neil Carroll III and Third Ward Councilman Gary LaPelusa both said the project as proposed is far too tall.

Carroll said the height and density do not fit in with the neighborhood and he fears that it will set a precedent for other parts of the city which would see overly large projects being constructed in areas zones for smaller buildings.

“This administration has already approved four buildings on that block, all of which are no taller than six stories,” said Carroll. “This project is outside the vision of use there.”

The ordinance, if approved, would encompass at least 11 properties along Avenue E just south of the existing Silk Lofts building – which itself is a retrofit from the Schwarzenbach-Huber Company Silk Mill building (which later became Maidenform).

The new development also tentatively called “Silk Lofts” would not be attached to the existing building, and would rise from six stories to a maximum height of 18 stories.

“I’m not anti development,” Carroll said. “I’m on the record supporting development. But it must be smart development. We can’t have jigsaw development. If we want to have a loft district, then things like this should be built there, or a town house district or a skyscraper district. We just can’t have buildings this high in a neighborhood of much smaller buildings.”

While he admits the project is not in his ward, Carroll said he’s concerned that if this is allowed to move forward then similar projects might pop up in other places around the city.

“If you allow this, what will stop someone from building one next to your house,” he said, adding his concerns about the additional traffic that would potentially be caused by the dense living environment.

“We need to see a traffic study, and what the plans are for parking,” he said.
